AI revenue management for short-term rental portfolios

Stop configuring. Start delegating.

Revzy is an AI revenue manager for short-term rental portfolios. Brief it in plain language. It works every property around the clock — and tells you each morning what it did, including the times it decided to do nothing.

The problem

Important. Endless. Still done by hand.

That's revenue management. Pricing is only one part of it.

What Revzy does

How you want it done

No forms, no rule builder. Say it the way you'd say it to a colleague.

How far it goes on its own

    If it gets it wrong

One click back, with the evidence behind every change in the log.

If you want it to stop

Pause a property, a group, or the whole thing. It stops that night.

If it can’t work something out

It says so and leaves it alone. It never guesses.

    What it can never do

Below your floor, above your cap, on a protected date, on a paused property. Hard limits, not preferences.

Every check recorded — including the nights nothing needed doing.

    One Tuesday on a
    50-property portfolio.

A pricing tool wakes up once, runs, and goes back to sleep until tomorrow. Scroll, and watch a whole day instead — including the hours nobody is at a desk.

    00:15 Dynamic pricing

Repriced 31 properties, next 30 days.

Pace running 9% behind last year across the second half of October. Nothing went under your floor, and August was left exactly where you put it.

    03:12 Ruzafa flats

540 nights checked. Nothing needed doing.

Pace ahead of last year across the group. Left alone deliberately — and recorded, because a night nobody touched is still a decision somebody made.

    06:40 Comp sets

Two comp sets no longer make sense.

The Ruzafa flats are being compared against new builds that opened in March. It can’t fix that on its own, so it hasn’t. Flagged for you.

    07:00 Your brief

You read the night before the coffee lands.

Everything so far on one screen, in the order it matters. Four things wanted you. You approved three and pushed one to Thursday — then it went back to work.

Illustrative figures for this example portfolio. Measured in your own PMS, against the same period last year.

    09:20 Last-minute

Opened 6 orphan nights across 4 properties.

Stay length, not price. Nobody nearby is selling a single night that week, so the gap was the minimum stay — not the rate.

    13:40 Comp sets

The market moved while you were at lunch.

Comparable places nearby came down 4% for the last week of October. Nobody sent an alert about it — it just showed up in the numbers, and the affected nights were re-read within the hour.

    16:50 Last-minute

A cancellation. Three nights, next weekend.

Repriced and back on sale within the minute. A tool that runs once a night would have found it tomorrow — and inside the last fortnight before arrival, tomorrow is when nights stop selling.

    19:30 Dynamic pricing

Twelve properties nudged as the weekend filled.

Four of them sold out on Saturday, so Friday and Sunday moved up behind them. Small, and the kind of thing nobody gets to at half seven in the evening.

    22:40 Needs you

    Stopped, and asked you.

The market softened 6% for the first week of August. Your instructions say August sells itself. Want me to start moving it? It won’t touch those dates until you answer.

23:59. Still going — and it will do all of this again tomorrow, whether or not anyone opens a laptop.

    What it works with

    Reads everything. Acts everywhere.

It learns from the PMS you already run on, your OTA channels, the market around you and you — then does the work back in the same places. Nothing to migrate, nothing to re-enter.

    Questions

    FAQ

Is this just a pricing tool with a chatbot on top?

No. In most tools the AI is a chat box on top of the database — you ask, it fetches a number, and it changes whatever you tell it to change. That is a faster way for you to do the work. Revzy runs the other way round: what you tell it becomes a standing instruction, and its skills go and do the job themselves. The test isn’t whether there’s a chat box. It’s whether anything happens on the nights you don’t log in.

Can I make Revzy work the way we work?

That’s the whole idea. You tell it in plain language — “villas in Balcón al Mar never go under €180”, “August sells itself, leave it alone”. Those become standing instructions, set per group of properties, and they hold until you change them. Correct it the way you’d correct a colleague and it holds the correction from that night on. Every instruction stays visible: what it says, who changed it, and when.

Which PMS does Revzy work with?

Any of them. Where your PMS has an API — Guesty, Avantio, Hostaway, Lodgify, Smoobu and others — you share credentials and we finish setup within 24 hours. Where it doesn’t, you create a user account for Revzy exactly as you would for a new team member.

Does it help with OTA performance on Airbnb and Booking.com?

Yes, in two ways. Today, every price and minimum stay Revzy sets flows through your PMS to every channel, and its comp-set tracking watches what comparable listings nearby are charging and selling. Listing optimisation — where you rank, what’s holding a listing back, titles, photo order — is the next skill in the library, being built with our founding partners.

I already pay for a pricing tool. Do I drop it?

Not on day one. Revzy runs alongside an existing RMS — keep what you have, put Revzy on a group of properties, and compare the work rather than the promises. It already covers pricing itself, along with comp sets, stay lengths, last-minute gaps and reporting, so most operators reach a point where they’re paying twice for the same job. That should be your conclusion after seeing it, not our claim beforehand.

But I already have a revenue manager. Do I really need Revzy?

Revzy is for them, not instead of them. It takes the research and execution that isn’t humanly possible at portfolio scale — every competitor for every night, every property against its own pace, the change made in the PMS. What’s left is the part that needs a person: the owners, the judgement calls, and where the portfolio goes next.

Can Revzy help us grow the portfolio?

It removes the reason growth usually stalls: every property you sign adds nightly work that somebody has to do. With Revzy the pricing, comp sets and gap recovery scale with the portfolio, not with headcount — so the same team can take on more properties without the revenue work slipping. Owner reporting and contract renewals are on the roadmap for the same reason.
